Inspections and Leases
We undertake routine inspections of your property every six (6) months in accordance with legislation. We purposefully time our inspections to take place concurrently with our Lease Renewal and Rent Review processes. We are forward thinking.
A written report with photographs of your property will be sent via mail or email to you every six months. The report will indicate matters such as tenant cleanliness, any maintenance required or items we consider may require work in the future, allowing you to budget if need be. Formal notices are always served on tenants we feel are not performing appropriately.
Whilst undertaking this inspection we also review the rent to ensure the rent is within the market range and request the tenant’s intentions in relation to a new lease. Where possible we will recommend rent increases and advise you if the tenant wishes to renew for a further fixed period. With this knowledge well in advance you have the reassurance and confidence to make decisions.
